Why Did We Want Jeremy’s Help?
Because being non-resident in London and not having the patience for a search made using Jeremy a total non-brainer. Jeremy understood what we wanted and made sure we only visited things that we’d be interested in owning.
The end result was an excellent outcome for us. We found an ideal flat in our preferred location, having not had to look at many properties. Jeremy handled the negotiations on our behalf and was very sensible in how he advised us to approach it.
In addition, he did everything we had expected and a lot more that we hadn’t even thought of. He took all the pain out of the process and made it very smooth and seamless. Finally, his recommendations on builders, designers, lawyers etc. have been first class (and above and beyond any expectation we might have had).” Mr & Mrs Milligan (Chelsea)
“Jeremy knows how to secure the perfect London property.”
Although it’s an option to search for a needle in the haystack of London property, a much smarter option is to trust the man who knows every blade of grass intimately.
Jeremy McGivern’s Mercury Homesearch business stays close to the properties for sale – both off market and via agents – and knows how to secure the perfect London property.
Jeremy anticipates potential pitfalls in an acquisition process and always has an eye for things to bear in mind at the point, when you might want to sell that property in the future.
Most of all though, he’s personable, trustworthy and a pleasure to deal with, removing stress and worry about something so important in life.
This is an insiders game and Jeremy is the quintessential insider
We would have been lost without Jeremy and Mercury Home Search. Not being from the UK, despite living here for almost two decades, is a huge disadvantage to buying property in the London. This is an insider’s game and Jeremy is the quintessential insider: encyclopaedic knowledge, street smarts, discrete and well connected.
We had all the intent in the world to purchase a family home in London but with demanding work schedules, it wasn’t until we hired Jeremy that we started making real progress. We appreciated the time he took to educate us about the market and his patience while we suggested all sorts of neighbourhoods and configurations (houses, flats etc). He gently but firmly helped us evaluate our needs and what would be the best fit while keeping resale value and liquidity in sharp focus. We learned so much in the process about what factors makes a house a good investment which we will carry forward with us. He also helped us to realize that in our current stages, a time consuming project, no matter how appealing, was no on the cards but also what investments we could make in a home to add value.
When it came to the property we purchased, his guidance helped us to make an opening, testing the waters offer on a turn-key house. He held our hands as we moved through the process, introducing us to first rate solicitors, mortgage brokers and insurers. Another example of an insider’s black book that we did not have but value greatly, making our lives so much easier and no doubt saving us money in the end. Ultimately, we made a best and final offer £100,000 below asking which was accepted and closed on an accelerated timeline. Any issue that came up, Jeremy had a number of solutions to consider based on his vast experience, including sober advice that if we couldn’t get the outcome we wanted we should walk away. Purchasing a first home is nerve-wracking and Jeremy’s expertise and good humour throughout made it an interesting and pleasurable experience. We unconditionally recommend Jeremy and Mercury Home Search.
His Negotiation Skills Pay for Themselves
Jeremy had helped me find my previous flat in Belgravia and I asked him to help me find another property. He was as efficient as always and didn’t waste my time with properties that were not up to standard or didn’t meet my requirements. As it happened, I looked at a property with a friend because he had seen it on the internet and was thinking of buying it himself. The apartment wasn’t for him but as it had such exceptional views and outside space, I decided to acquire it. Jeremy couldn’t have recommended it to me as it was very different to what I had asked for.
However, he more than added value in the negotiations as we acquired it for far less than my initial offer would have been. In addition, he handled the rather tricky seller and the agents so that the transaction progressed smoothly and I could focus on my various business interests.
If you are planning to acquire a property in London, I would highly recommend asking Jeremy to represent you because his negotiation skills pay for themselves not to mention the wasted time and stress that he will save you.
“The time saving and focused search was a real benefit.”
“The service and advice provided by Jeremy is invaluable when buying a property in London. Jeremy’s understanding and knowledge of the market allows a search position and negotiating position which the average buyer cannot access.
He spent a lot of time with us, really understanding what we wanted and needed and then did the leg work so we were only viewing real properties that matched our needs. The time saving and focused search was a real benefit.
Once the journey to purchase commenced the contacts Jeremy has in the market makes for a stress free deal. Excellent Lawyers, mortgage brokers , surveyors. A great experience which moved at pace. I would never buy a house again without Jeremy on board.”
During the lockdown, he also managed to negotiate a significant price reduction for us
I cannot recommend Jeremy highly enough. At the outset, my husband had doubts over hiring a buying agent but Jeremy more than added value in the price negotiation. Having met numerous lawyers in my career, I can say that Jeremy has better negotiation skills than many lawyers.
This saved me a lot of time and stress. Once the price was agreed, he continued to provide invaluable support and sound commercial advice throughout the execution process. During the lockdown, he also managed to negotiate a significant price reduction for us. This meant he would receive less fees, and it showed he really had his clients’ interests at heart
We have acquired a delightful apartment overlooking a garden square in Knightsbridge for a price 25% lower than the seller paid two years ago
The challenges involved in buying a property from overseas were considerably reduced by having a trusted adviser on the ground with a deep knowledge of the London market. Jeremy McGivern provided sound commercial advice throughout the process and was always on hand to keep the transaction moving along despite the uncertainties of Brexit and a general election at the time. Consequently, we have acquired a delightful apartment overlooking a garden square in Knightsbridge for a price 25% lower than the seller paid two years ago.
I would never have found the flat myself as it was not on the open market.
“After years of searching on my own (and with a couple of failed processes under my belt), I have acquired the perfect flat in Notting Hill in large part thanks to Jeremy’s help. It was a challenging brief – a long wishlist, strict budget and a preference for a very specific postcode – within a couple of weeks Jeremy had found a property that ticked every box.
I would never have found the flat myself as it was not on the open market.
Throughout the transaction, Jeremy led on the tricky negotiations with the seller on my behalf, saving me time and sparing me the stress – he even managed to agree a price reduction. Jeremy’s depth of experience and insight were instrumental in achieving a brilliant result – I cannot recommend his services more highly.
A great job done well
At first we weren’t sure how much Jeremy could add to our search for a property in London. However it soon became very clear that with his knowledge of the market, his ability to focus in on what we should be looking for (rather than what we had thought) and the way the whole purchase was as painless as possible, that he was a huge asset.
We were lucky enough to find the property we wanted on our first visit (thanks to Jeremy sifting through at least 60 properties to identify four that might suit). He then negotiated a favourable price and after that Jeremy kept on to our case including introducing us to all the other people you need when buying in London – lawyers, mortgage brokers and property managers. All in all a great job done well
We would have missed the opportunity if Jeremy had not been representing us
Mercury Homesearch was recommended to us by some friends who had used them to acquire a home in Kensington.
Although we live in the UK and know London well, we had not bought a property there before and our friends said that they were reliable, would act in our best interests (unlike the estate agents who are paid by the seller) and good negotiators.
Jeremy did not send us many properties and we were surprised by one that he strongly recommended because the floorplan and details did not look promising. In fact, if we had not had a visit to London planned, we would have been reluctant to arrange a trip just to see the apartment because it appeared unsuitable.
Having said that, Jeremy had not wasted our time sending lots of average properties, so we were intrigued to find out what was so good about this one. When we arrived, we were surprised not only by the standard of the building but also the apartment itself.
The long corridor that was one of our concerns had windows it’s entire length so was light and not as gloomy as we had imagined. Also, the apartment was exceptionally light throughout and had views over Marylebone, which is a rarity in the area, because this building is a little taller than most.
We also saw other apartments in the building and the surrounding streets which were similarly priced but nowhere near as good. I am not sure why this one hadn’t sold. I presume that other buyers had either ignored it because of the floorplan or missed it despite it being openly advertised on the internet.
Jeremy then handled the negotiation to achieve a discount to the asking price, so we now own an exceptional apartment that has cost us less than inferior properties have sold for in the same building.
Frankly, we would not have even visited this property and would have missed the opportunity if Jeremy had not been representing us.
In addition, we have not been pressurised by estate agents, had our time wasted or suffered any of the stress which normally comes with acquiring a property. We will be recommending Mercury Homesearch to our friends and recommend you ask them to help you too.
We were also impressed by Jeremys patience to our changing ideas about housing in London and his willingness to support us also with an auction process for a house that we finally decided not to buy. He was always very pleasant company and his advice always proved to be right.
Mercury more than delivered on everything they promised!
If you are based abroad and wish to buy a property in London, I highly recommend that you ask Jeremy at Mercury Homesearch to help you.
I first requested information from Mercury Homesearch several years ago and they provided some excellent material. They then continued to send me useful information including Jeremy’s book, The Insider’s Guide To Acquiring £1m to £100m property in London, and regular market updates and insights. Unlike other firms however, the material was geared towards helping to educate buyers rather than just try to achieve a quick sale.
When I was ready to buy a London property, I didn’t hesitate to contact Jeremy. Although I had bought several properties in Australia, it was clear that we would need help and he had a depth of market knowledge and expertise that an international or domestic buyer would find difficult to replicate.
We talked through our requirements and he helped us clarify those areas we weren’t clear about and things we hadn’t thought of. It quickly became obvious that Jeremy understood what we were after. He didn’t send us dozens of properties in an attempt to “make a quick sale”, instead we received only a handful of properties that matched our requirements.
As we couldn’t travel because of the pandemic, Jeremy shot a video of the first property he recommended explaining the pros and cons of the apartment. It had views and access to a wonderful communal garden in Holland Park. We bid on it but took too long as it was the first property we had “seen”.
Jeremy started with a low offer which was rejected. However, I was somewhat surprised that the apartment sold quite soon afterwards because I thought we’d have more time considering the turmoil and uncertainty from Brexit and COVID-19.
Fortunately, Jeremy soon found another apartment with period features and high ceilings in Chelsea which was clearly a good match with what we were after. Despite the attractive guide price, Jeremy negotiated a further discount and then helped co-ordinate the transaction which was more longwinded than I had expected. This assistance was important as I needed to concentrate on my business and not waste time and suffer the stress of dealing remotely with the bureaucracy involved in property transactions. He even continued to help us post the sale.
I admit that it was a new experience buying a property “remotely” but I had complete confidence in Jeremy’s expertise and, more importantly, trustworthiness. At no stage did I feel pressured, the properties he recommended were exactly what we wanted, the advice was always clear and well researched and he more than delivered on everything he promised! Jeremy’s client service is excellent and a level above that I’d expected.
As we went through this process, it became very clear that there was no way we could have mastered the required market knowledge to be confident of getting the right property at a good price. There are just too many nuances and pitfalls especially for an international buyer.
I’m certain that we would not have found such a good property even if we had been able to fly to London and do it ourselves. I will use him again and recommend that you ask him to help you if you are buying a property in London
Exceptional understanding of the market
I wished to acquire an investment property in London to take advantage of the opportunities created by Brexit uncertainty. I had previously bought my own home in London and that had highlighted what a time-consuming process acquiring a property really is; time I simply don’t have to spare calling estate agents and then having it wasted viewing properties that are frankly average or worse.
I had requested Jeremy McGivern’s book a couple of years ago and have been receiving his market reports and updates, so knew that he had not only an exceptional understanding of what was happening in the market day to day, but his understanding of the history of the London property market and the property cycle gave him and his team an additional edge.
Having become a member of Mercury Homesearch, buying a property became a completely different experience. Instead of being constantly sold to by the estate agents, Mercury spent most of their time advising me not to bother seeing any properties as they felt they were not of the requisite standard. They eventually found one particular opportunity for me, which also involved renting the property back to the owners thus avoiding any “rental void”, they negotiated a favourable price and also handled the elongated purchase process – there were legal issues on the seller’s side that complicated matters – co-ordinating the solicitors & surveyors to ensure a successful outcome.
I now have an excellent investment property bought at a good price. If you are thinking of buying a property in London, you should contact Mercury Homesearch to help you.
