In strong markets, the best properties sell for massive premiums after multiple offers.
Alternatively, one buyer will simply pay over the odds to secure it before anyone else even knows about it.
Indeed, even in weak markets the best properties attract strong interest.
And one of the strongest markets over the last 14 years has been houses on communal gardens in Notting Hill. These are houses that have their own gardens with a gate at the end which open onto acres of gardens.
The communal gardens can only be accessed by the residents whose houses back onto them, so they are secure and ideal for families. In addition, there is often a great community feel with firework and Halloween parties, etc.
My clients wanted to acquire such a property as they had friends in the neighbourhood. They were also willing to take on a project. Nevertheless, there are only a very small number of these houses and families tend to stay n them for decades, so the choice is usually thin.
We spoke to all the agents in the area and our list of over 500 off-market contacts, as well as using some other techniques to source the ideal home. I eventually found a house that fitted the bill which was not on the market.
Not only did it match all my clients needs but there were a couple of additional advantages – it has off-street parking and is also semi-detached, which meant that the plot was slightly wider and could be extended by more than most houses of this type.
It really is “best in breed”. Indeed, when my team visited the property on the morning of completion to check everything was in order, the owner of the house was sitting at the bottom of the stairs and said, “I think we have made a massive mistake selling this”.
Now, I can’t pretend I negotiated a huge bargain in this instance as my clients paid fair value. But would it be unfair to say that this sounds like a home where they will be extraordinarily happy for years and years?
