We were very sceptical about incurring the expense of employing a property finder. I have worked as an estate agent and we thought we were more than capable of finding something on our own. Initially we had to wait six months before they would represent us as they already had a client with similar criteria to ours, but it was worth the wait and it was reassuring to know that we would be their sole focus. Once they were able to act for us, what had previously been a painful six months looking for property was transformed into the easiest of tasks: We had a long discussion with them to hone our criteria and then we simply sat back and waited to be contacted with relevant properties, which was a refreshing change to having to chase estate agents to find out what was on the market.

Mercury dealt with all the agents (there were over 70 of them in our target areas), but we were only shown properties that matched our criteria and viewings were organised to fit into our busy schedule. In addition he provided us with comparables which meant we could make informed decisions.

When we found our ideal property Jeremy advised us on the negotiation tactics and developed a strategy, which he then executed. Consequently we were not pressurised during the negotiations and thanks to Jeremy’s negotiation skills we bought the house at a much lower price than we would have achieved. In fact we bought it for less than our initial bid would have been!

The service did not end there: Jeremy ensured that the conveyancing process went smoothly and was always on hand to answer questions and resolve any issues right up until completion, when he handed us the keys. Throughout the buying process we received an incredibly high standard of service, which combined with their expertise made buying our home enjoyable and profitable.

We wanted to buy an investment property in London. However, as we are based in Singapore and have little experience of the London property market, we knew we required expert advice. A friend recommended Jeremy McGivern.

We were regularly updated on the search but were rarely sent properties as Jeremy felt that most of the apartments he initially inspected were not up to the required standard. We have been receiving Jeremy McGivern’s analysis of the prime London property market for several years. We own a number of properties in London and were looking to add to our portfolio, so we gave Jeremy a breakdown of the type of return we wanted to achieve and introduced him to our investment team to get a complete view of our targets.

We are very selective on our investment targets that must meet a very stringent set of requirements in order to be taken into account. He then scoured the market using his expansive network of contacts and, rather than recommending dozens of properties in the hope that one will work, only put forward one property for us to consider.

It was a freehold building consisting of six apartments that were already rented. This property was not on the open-market and we would never have found it ourselves.

2. The apartments had a clear history of being easy to let and had been fully occupied throughout the pandemic despite the well-publicised flight to the countryside

4. The building would be good diversification for my portfolio because the other properties are large family homes. The advantage of a multi-unit building is that if one apartment is empty you only lose a percentage of the rent whereas voids in the larger family homes mean no return at all
5. There would be a significant saving on Stamp Duty
6. It was well run with a clear maintenance schedule
