A First Floor Pied-a-Terre with Exceptional Entertaining Space

Our client wanted a London base near a park with good access to the City.

We found this exceptional first floor apartment in a beautiful villa in Holland Park which has a fantastic open-plan reception room with high ceilings and dual aspect.

As you will see from these photographs, the property did require some minor cosmetic work but this is a great example of a best in breed property that had been overlooked by the market. Unlike many of the properties we acquire for our clients, this had been on the property portals for over a year.

Sometimes, properties become “stale” and buyers assume there is something wrong because no-one else has bought it, but this is short-sighted. You must make a judgement based on the merits of each individual property.

In this instance, the apartment is a rarity because of the great double aspect reception room and we were able to acquire it for an 18% discount (in terms of price per square foot) to other first floor apartments in the area as well as being considerably less than what inferior second and third floor apartments have sold for in Holland Park.

Sometimes the best properties can be right under your nose but you need to speak to all the estate agencies in your target area to ensure you find them (we speak to over 200 estate agents a week for our clients).
