There is currently well over two billion pounds worth of properties available off-market in Kensington and Chelsea.
While many believe that only properties over £10m are ever really sold without appearing on the property portals, this is far from true. Several properties between £1m and £5m are sold privately.
Another misconception about off-market properties in Kensington & Chelsea is that they are all bad value/overpriced. This is certainly true in some cases, but would it be unfair to say that many properties on the open market are also overpriced?
So, worrying about how the properties are priced is not a valid excuse for failing to look for off-market opportunities. Indeed, the key is to understand what motivates owners to sell off-market (there are several reasons, some of which will surprise you) and then negotiate accordingly… and one obvious upside is that you are far less likely to get involved in a bidding war if a property is not being openly marketed.
So, would it be a bad idea to give yourself a clear advantage over other buyers by having first refusal on these exceptional properties?
