There is currently well over £750 million pounds worth of properties available off-market in Knightsbridge and Belgravia.
And it would be a mistake to think that only properties over £10m are ever really sold without appearing on the property portals, this is far from true. Several properties between £1m and £5m are sold off market.
Another misconception about off-market properties in Knightsbridge & Belgravia is that they are all massively overpriced. While this is definitely true in some instances, would it be wrong to suggest that many properties on the websites are also overpriced?
So, worrying about how off-market properties are priced is a poor reason for deciding not to look for off-market opportunities. Indeed, it is essential to understand what makes owners decide to sell off-market (there are many reasons) and negotiate accordingly.
And one advantage you will have is that you are far less likely to end up in a bidding battle if a property is not being openly marketed.
